This weekend looks to be beautiful, weather wise. I will be cooking on Saturday afternoon to help prepare for Saturday evening’s Annual Bluegrass and BBQ to benefit the Beacon of Hope. This is an organization near and dear to me, and I’d love to talk with you about it. Call or email me !

On Sunday I’ll be at an open house in Dunwoody, with 2 very nice realtors, Maryanne Winchester and Theresa Strait. These ladies have a beautiful home listed at a great price, and I’ll be there to help them however I can. We’d love for you to stop by. Again, call or email me if you need details !

Later Sunday afternoon I’ll get the chance to speak to a group of Dave Ramsey students. I can’t wait to talk to them about a way to pay off their mortgage in 1/3 to 1/2 the time with little or no change in lifestyle. If this is something you’d like to know more about, let me know. Going in to the weekend, it’s easy to just lie around and relax and not think any more about business. The weekend is a time where I try to refocus on the week past, and plan for the week ahead. The Atlanta mortgage market is a fickle one, and I need to be ready to help people whenever and however I can. Tons of properties for sale have created a lot of buying opportunities, and I make myself available to take calls from any of my referral partners and any mortgage seekers.

Atlanta refinance oportunities are up, as mortgage programs are changing to appeal to those people that signed up for adjustable rate mortgages over the last few years. ARMS are coming due by the droves, and I am ready to refinance those people into a more stable mortgage product.

As an active marketeer, I try to keep my website visibility up as much as I can. I register my company and my website with many many other outside sites to try to help raise my profile. One of those sites is the local Atlanta portal, Kudzu.com.

I’ve been listed on Kudzu since it’s inception. About a year ago I signed up for every kind of advertising upgrade that they have, for a trial period of 2 months. Prior to that the listing was free. At that time, the monthly rate for all their advertising was in excess of $1500 a month. But we all know that as long as advertising works well, the cost is irrelevant. I tried it, and my calls and contacts did not increase at all. Experiment over, I went back to the free advertising.

This week an account executive from Kudzu came in to my office with a proposal to upgrade my advertising again. Since a year ago, they’ve increased their profile and increased their media presence. The new proposal was for about $1000 a month. I relayed my experiences from last year, and once again offered to try the service for a month for a greatly reduced fee. When the smoke had cleared, the minimum monthly amount they offered was $750. I asked the account executive again what would be my minimum investment for ANY advertising, and she confirmed $750. As you may expect, I passed.

I like Kudzu, and I get some calls and contacts through their service. It just seems that if you have a past client who had a bad experience, that maybe the offer to try it again would be a little more attractive.

Don’t misread my message – I think Kudzu is prudent advertising for any business in Atlanta. I just haven’t been convinced that the PAID part is worth it.

After over a week of technical problems, we’re now launching the blog on WordPress. Our blog has been in the planning stages for many months, and we’re awfully glad to get it off the ground now.

The intent is to post useful information about the mortgage and real estate business in Georgia, and primarily around metro Atlanta. There will be stories and anecdotes about my mortgage practice, my associate’s real estate practices, and helpful marketing tips that should be beneficial to all, including those outside of the real estate industry.

I will be maintaining this blog, trying to add something several times a week, and aiming for daily posts. I will be inviting guests to post periodically, and would welcome any ideas you may have about how to make this blog meaningful to more people.
